The south Charlotte office park wraps 2023 with over 123,000 SF of new leases and renewals

Charlotte, NC – January 8, 2024 – South Charlotte’s Toringdon Office Park is pleased to announce two new tenants. BNI Global has signed a lease for a full floor at Toringdon 2, totaling 25,375 SF. Kenny Smith with New South Properties represented the networking and business referral organization. Carolina Asthma and Allergy Center has leased 6,168 SF at Toringdon 4. Ann-Fleming Powell with Davis Moore’s Healthcare Practice Group represented the asthma and allergy specialists. Rhea Greene, Jennifer Kurz, and Chase Merkel with Trinity Partners handle the leasing on behalf of the landlord, Trinity Capital.

The two leases cap off a year of significant leasing activity at Toringdon. The Park signed 72,839 SF of new leases and 50,372 SF of tenant renewals in 2023, bringing the occupancy to 85% — a notable increase over the past several years since Covid. Occupancy in September 2021 was 69%. Since then, Toringdon has experienced a net absorption of 103,092 SF.

“Toringdon continues to contradict the prevailing narrative that office is struggling,” said Walker Collier, Managing Partner at Trinity Capital. “Toringdon proves that high-quality, well-located, and experience-driven office space continues to appeal to a diverse set of companies who understand both the importance of in-person collaboration and providing their employees with an engaging campus experience.”

Toringdon is regularly buzzing with events and experiences that drive connection across the tenant community. The park takes advantage of its onsite amenities, including The Green outdoor space, fitness facility, and conference center, to deliver thoughtful tenant programming. Powered by the five-person Property Management staff and Bloom, a high-touch, service-driven tenant and building experience management program that conceptualizes and coordinates unique events.

“Toringdon’s success is the result of ownership’s thoughtful, holistic approach to what the park has to offer,” said Kurz. “The experience goes beyond just Class-A office space. The on-site, hospitality-forward management and service is a rare find, and it’s clearly resonating with both new and existing tenants.”
Toringdon totals 726,744 SF of Class-A office space across seven buildings and is ideally situated directly off of I-485 at the gateway to Ballantyne. The park benefits from major roadway and interstate improvements that provide excellent connectivity to the surrounding retail, restaurant, and residential developments. Notable tenants include Hearst, AAA, Global Payments / Heartland, ADP, Leidos, and Venture X.
