DG Matrix, the global leader in solid-state transformer solutions, has expanded its lease to occupy 62,500 square feet at Southport Innovation Center.

DG Matrix initially leased 7,537 square feet in Building 1 in 2025. The company’s expansion represents substantial growth within the property and highlights Southport Innovation Center’s ability to accommodate innovative companies as their operational and space requirements evolve.

“DG Matrix’s expansion reflects the momentum at Southport Innovation Center and the type of growth the campus was designed to support,” said Jeff Sheehan, Managing Partner at Trinity Capital. “Since acquiring the property, we have made a significant investment in repositioning the campus to serve the Triangle’s expanding life science, biomanufacturing and technology sectors. Today, Southport and Morrisville continue to attract both leading innovators and the companies that support their growth.”

“This expansion at Southport is a direct reflection of the momentum we’re seeing across our business,” said Haroon Inam, CEO and Co-Founder, DG Matrix. “As demand for AI infrastructure accelerates, we need space that can scale with us just as fast. Southport’s location and flexibility give us the room to grow our team and operations right here in the Triangle, close to the customers and partners driving this next wave of data center power.”

This expansion shows tremendous growth and momentum for DG Matrix, which makes multi-port solid-state transformers (SSTs) built for today’s era of power distribution. Unlike legacy transformers, which are hard to make and require magnetic and steel coils to operate, DG Matrix’s units are easy to install and can distribute multiple sources of AC and DC power while stabilizing for power surges. DG Matrix’s multi-port SSTs are designed to help modern data centers manage increasing power demands with more efficient, flexible power distribution. Along with an increase in square footage, the expansion enables DG Matrix to create up to 10GW of additional capacity for the company.

Trinity Capital acquired Southport Innovation Center in late 2020 through a joint venture with Starwood Capital Group. At the time of acquisition, the property was primarily positioned as a flex office park. Ownership subsequently invested approximately $10 million in capital improvements and tenant amenities to reposition the campus for the Triangle’s growing life science tenant base.

The investment included enhancements to the property’s shared spaces, amenities and overall tenant experience. Southport is now 86% occupied and continues to attract life science and biomanufacturing firms, technology companies and the businesses that support those industries. Current tenants include Catalent, Keel Labs, Enzyvant and Cintas.

Ryan Gaylord and Paxton Massarelli with Tri Properties represented DG Matrix in the lease transaction, while Doug Cook of Cushman & Wakefield represented the landlord. Trinity Partners manages the property on behalf of the landlord.
