Trinity Capital, in partnership with Clairon Partners, to develop four Class A industrial buildings in Gaston County, NC

One million square foot development doubles the firm’s industrial footprint in the Charlotte Region

Trinity Capital Advisors, in partnership with Clarion Partners, LLC, plans to develop Edgewood85 Commerce Park which will consist of four Class A industrial buildings totaling one million square feet located on 120 acres along Edgewood Road in Bessemer City, NC. The new development brings Trinity Capital’s anticipated industrial space in the Charlotte region to two million square feet.


“Edgewood85 Commerce Park is Trinity Capital’s third speculative industrial project in the Charlotte region within the last six months,” said Walker Collier, Partner at Trinity Capital.


“Our established relationships in the area and knowledge of the market landscape have created opportunities for us to rapidly grow our industrial footprint and have product ready to meet the unprecedented demand for quality industrial space.”


Trinity Capital’s four new industrial buildings at Edgewood85 Commerce Park will range in size from 135,000 to 395,000 square feet with both cross-dock and rear-load configurations. The company, in partnership with Clarion Partners, is scheduled to begin development on a 395,000 square foot building and a 223,000 square foot building this spring.

Edgewood85 Commerce Park is easily accessible off of I-85 at exit 13 and is twenty miles from Charlotte Douglas International Airport. Leasing efforts for the new buildings will be led by JLL’s Jordan Quinn and Spencer Yorke.

Trinity Capital now has two million square feet of industrial space planned or in development in the Charlotte region with Edgewood being the company’s third speculative industrial project. The company recently broke ground on Delta Industrial Park, an 880,000 square foot Class A industrial building located on Delta Drive in Gastonia. In addition, Trinity Capital is scheduled to begin Interchange Logistics Center, a 225,000 square foot industrial building located in Huntersville, in the first quarter of 2022.
