Trinity Capital Announces Regus Lease in the Linville Building at Perimeter Woods
Additional deals with Noax Technologies and Rose International add up to over 15,000 SF of recent lease activity
Charlotte, NC – September 27, 2011 – Charlotte’s Linville Building at Perimeter Woods (directly across from NorthLake Mall) recently wrapped up an active summer. Regus, the world’s largest provider of flexible workplaces, is preparing to open a new business center in the building this month, and both Noax and Rose International will soon be joining them.
Regus leased 12,651 SF on the second floor of The Linville Building. It is the sixth location in Charlotte for the company. The center will house one manager and two administrative positions. Regus offers fully equipped offices, professional meeting rooms, business lounges, and the world’s largest network of video communication studios. Regus operates nine centers across North Carolina, with offices in Chapel Hill, Durham, and Greensboro.
“Perimeter Woods is a premier mixed-use development and was an ideal location for our expansion in the market,” said Donna Scott, Regus’ East Region Vice President.
Brian Brtalik represented Regus and John Ball and Charles Jonas with Trinity Partners represented the landlord in the transaction. Sherrie Chaffin and Tracy Haynie of Trinity Partners’ Project Management Division have been contracted to manage the design and construction of Regus’ new offices.
Noax Technologies also signed a lease for 2,008 SF of space in the building, and will move in by the end of the year. Matt Bowen of Jones Lang LaSalle represented the tenant in the deal. Additionally, Rose International leased 1,749 SF of space and will move into the building in November. John Ball with Trinity Partners represented the landlord in both transactions.
“All of the recent activity at The Linville Building is creating some real momentum,” said Ball. “It’s a Class A building, surrounded by popular retail, and only seconds from the interstate; and that story is really resonating with our new and prospective tenants alike.” The Linville Building is now 82% leased, up from 70% occupancy at the beginning of the summer.
Perimeter Woods is a 760,000 square foot master planned mixed-use development located near the intersections of I-77, I-485, and Harris Boulevard. The Linville Building is a 125,000 square foot, five-story, Class A office building. Surrounding The Linville Building is 310,000 square feet of retail amenities within the park, and an additional 1.2MM square feet of retail within walking distance at NorthLake Mall.
