Trinity Capital announces disposition of 147 Exchange in Research Triangle Park
Morrisville, NC – Trinity Capital Advisors (“Trinity Capital”) is pleased to announce the recent disposition of 147 Exchange to an undisclosed buyer.
The 274,370 square-foot Class-A industrial building is located at 933 Ellis Road, near the Durham Freeway/Highway 147 in Raleigh-Durham’s Research Triangle Park industrial submarket and delivered in February of this year. It features 32-foot clear heights, 52-foot column spacing, 56 dock doors, and two ramped drive-in doors. Parking accommodates 198 cars with an additional 44 trailer parking spots.
The building is 100% leased to Fidelitone, a supply chain management firm, Special Service Freight, a ground freight and air-cargo company, and Low Tech Toy Club, a toy manufacturer.
“147 Exchange is a true success story for us,” noted Jordan Quinn, Industrial Partner at Trinity Capital. “We were able to get ahead of the market and deliver quality product with features that met the needs of today’s industrial users. We’re proud to be a part of the Triangle’s continued growth and success with the industrial sector.”
Trey Barry, with CBRE, represented ownership in the sale. CBRE’s industrial team – Ann-Stewart Patterson and Austin Nagy – handled leasing duties for the building.
Trinity Capital has been actively developing in the Triangle for years, with notable projects including Eastgate 540, a 7-building, 1.2 million square foot industrial park, Alexander Commerce Park, a 441,072 square foot, three-building park, and Park Point, a $190 million adaptive reuse life science campus across 100 acres. The firm is currently developing Spark LS, a 109-acre advanced life science campus in Morrisville that will feature approximately 1.5 million square feet of cutting-edge lab and bio-manufacturing space and is set to deliver this fall.
“While we continue to expand our portfolio across the Southeast, we’ll always maintain a solid footprint in the Triangle across asset classes,” said Jeff Sheehan, Managing Partner at Trinity Capital. “This region is a big part of our company’s growth throughout the years. We’re big believers in everything it offers and look forward to its continued success.”
