Steel Yard Signs New Tenant: Rain Salon to Open May 2012

Trinity Capital Advisors is pleased to announce Steel Yard’s newest tenant, Rain Salon. Owned and operated by Melodi Van De Mark, the salon, set to open on May 1st, occupies 2,275 SF of space in 1910 Steel Yard, one of three buildings on the property in Charlotte’s popular South End.

“Steel Yard has great parking, great visibility, and a prominent location with easy access from all of Charlotte’s highways and hip, established neighborhoods,” Van De Mark said. “The building has a parking deck with a back entrance, a new Italian restaurant on the way, and who doesn’t know where Sullivan’s is?”

Rain Salon will have 10 stylists, a massage therapist, and a skin care esthetician on site. The salon will feature a varied collection of beauty products priced to appeal to a wide range of clients, and hand-made jewelry and hair accessories by Fire & Ice.

“This is my opportunity to combine my years of customer service and stylist experience to create the type of salon environment I would want as a client: thoughtful, professional, relaxed, and engaging,” Van De Mark added.

Steel Yard in South End is a 78,539 SF property made up of three buildings, including the historic Tompkins Toolworx. Located at South Boulevard and Tremont Road, the property is situated on one of Charlotte’s most recognizable intersections and currently home to several high-profile tenants like Cisco Systems, Lincoln Property Trust, and Sullivan’s Steakhouse.

Keely Simerville with Merrifield Patrick Vermillion represented the tenant in the transaction. Trinity Capital Advisors completed an all-cash purchase of the asset in October of 2011. In January 2012, Regions Bank provided first mortgage financing for the property. Charles Thrift and John Lambert with Collett & Associates handle retail leasing duties for Steel Yard. The property is managed by Laura Wilson, and office leasing is handled by Rhea Greene, both of Trinity Partners.
