Trinity Capital, in partnership with Barings, is developing 85 Exchange on 154 acres of land in Kannapolis, one of Charlotte’s top industrial submarkets.
The Park’s full development plan includes approximately 1.3 million square feet across seven buildings. 85 Exchange recently completed Phase 1, comprising two buildings totaling 314,000 square feet along Kannapolis Parkway. Phase 1 is 65% leased to a major e-commerce tenant.
Phase 2’s development plan includes three buildings totaling 575,000 square feet, which will deliver in 4th Quarter 2025. The buildings will have varying depths and substantial car and trailer parking. Approximately 475,000 square feet across two buildings remain in the development plan.
Designed specifically to meet the needs of local and regional distributors, manufacturers, and logistics firms, 85 Exchange features a range of building sizes, depths, and configurations to accommodate companies with various requirements. The Park includes abundant trailer and car parking, infrastructure, and high-image architecture. Its location provides excellent access to I-85 in minutes via Kannapolis Parkway or Davidson Highway, just a mile away.
