About
Jessica Newth is Managing Director of Asset Management at Trinity Capital, where she oversees performance and value creation across the firm’s office and industrial portfolio in the Southeast. In this role, she drives asset-level business plans from acquisition through disposition—partnering with leasing teams and property management to execute tenant retention and leasing strategies, setting and monitoring operating and capital budgets, overseeing capital improvement and tenant improvement programs, managing financing and covenant compliance, and delivering regular performance reporting to internal and investor stakeholders.
Jessica brings institutional and operating experience to the platform. Prior to joining Trinity Capital, she served as Chief Operating Officer at Arris, supporting portfolio execution and operations for the sponsor’s real estate platform. Earlier in her career, she was with PGIM Real Estate in Atlanta, where she was involved in ownership and management activities for institutional real estate vehicles.
Jessica earned her MBA with a focus in Real Estate and Finance from UNC Kenan-Flagler Business School and holds a BSBA in Finance from The University of Georgia.
