SEG Systems leases full building at Interchange Logistics Center

Trinity Capital Advisors (“Trinity Capital”) has leased Interchange Logistics Center to Orbus Holdings, operating as SEG Systems. The lightbox and display manufacturer has signed a 10-year lease for the entire building, totaling 224,797 square feet. Interchange Logistics Center will complete construction in May 2023, with tenant upfit completing in Q4 2023. Adam Green with Stream Realty (Austin, Texas) represented the tenant in the transaction. JLL’s Spencer Yorke and Brad Cherry represented ownership.

Trinity Capital began development of Interchange Logistics Center in February 2022. Located at Hambright and Mt. Holly Huntersville Roads, the modern Class-A industrial building features tilt-wall concrete construction, 36’ clear heights, 54 9’ X 10’ dock doors, and exceptional highway access. Designed by Merriman Schmitt Architects, the building is being constructed by Edifice.

This announcement comes after Trinity Capital recently announced its latest land acquisition and industrial development, 85 Exchange, a Class-A industrial park totaling 1.3 million square feet in Kannapolis, NC. In addition to 85 Exchange, the firm is currently developing close to four million square feet of industrial space from Charleston to Durham and recently wrapped development and sold Trade Park East in Charleston; a four-building, 850,000 square foot park that was fully leased before the first building delivered.
