Trinity Capital developing Five Industrial Buildings at Shopton Ridge

June 27, 2016

Trinity Capital is pleased to announce their latest development project in joint venture with PCCP: five industrial buildings available for lease or sale at southwest Charlotte’s Shopton Ridge Business Park.

The five single-occupant buildings are currently under construction and will be available for occupancy late 2016 / early 2017.

Each building is tilt-wall constructed and features 24-foot clear heights and ESFR sprinkler systems. The development is positioned at the corner of Sandy Porter and Shopton Roads, giving users high visibility and easy access for clients and employees. Building square footage ranges from 33,000 to 69,300 square feet:

One Shopton Ridge: 69,300 square feet
Two Shopton Ridge: 52,800 square feet
Three Shopton Ridge: 37,950 square feet
Four Shopton Ridge: 33,000 square feet
Five Shopton Ridge: 56,375 square feet

Trinity Capital initially purchased 25 acres of land and four buildings in Shopton Ridge Industrial Park in 2013. In April 2015, the firm sold the buildings and kept the land for future development.

“We’re focused on emerging opportunities in our core markets, and Charlotte’s southwest industrial sector continues to grow,” noted Sherrie Chaffin, Trinity Capital’s Director of Development. “We’ve been engaged in southwest Charlotte and Shopton Ridge for over three years now, waiting for the opportunity to develop. This development fills the gap in the market for smaller, single-tenant industrial buildings.”

Trinity Partners’ Terry Brennan will handle leasing and sales on behalf of Trinity Capital. “We’re encouraged by the interest we’ve already seen from a broad spectrum of industry types,” noted Brennan. “Our location near the airport and intermodal facility attracts national and international firms, and our smaller footprints make it easier for groups to invest in their real estate as well as leasing opportunities.”

InterCon Building Corporation is serving as general contractor, and the buildings were designed by WGM Design. Burton Engineering is the project’s civil engineer.
