Industrial acquisition and redevelopment
Greenville, SC

Status: ACTIVE
In June of 2007, Trinity acquired this 746,000 SF industrial facility, located on Greenville, SC’s southern loop of Interstate 385. Trinity intends to redevelop this formerly single tenant facility by renovating, repainting, repaving, landscaping, and then subdividing the facility in order to offer it to multiple tenants in the Greenville market. Trinity hired Grubb & Ellis Furman Company’s top local industrial team to handle leasing and management at the facility.
• Kannapolis II -
Industrial Development
Concord, NC

Status: ACTIVE
In April of 2007, Trinity and Mark Pierce Poole announced a joint venture to develop up to five industrial buildings totaling 250,000 SF in Concord, NC.
The first building will be a 57,500 SF warehouse facility, and will commence construction in May of 2007. Mark Pierce Poole will act as project developer, and will handle leasing and property management for this new portfolio.

Westlake Business Park

In March of 2007, Trinity began construction on a speculative 150,000 SF warehouse building in Westlake Business Park. This building, which will be complete in early July of 2007, will offer industrial tenants a true Class A state of the art warehouse facility in the heart of the South Charlotte industrial market.
Trinity's project management team will handle construction administration, and Intercon Building Corporation is the general contractor. The building has been designed by Wagner Murray Architects.

Industrial Build to Suit

Status: ACTIVE
In November of 2006, Trinity completed a 50,000 SF warehouse build to suit for PODS, a worldwide leader in personal storage systems.
PODS offers turnkey service to over 200 million moving and storage customers in more than 20,000 cities in 46 states, provinces and territories throughout the United States, Canada, and Australia.
Hickory Grove Business Park in Indian Trail, NC. The building was designed by Hope Architecture and was built by Cummings Construction.
• Illinois Tool Works -
Industrial Build to Suit
Charlotte, NC

Status: ACTIVE
In January of 2005, the principals of Trinity Capital completed a 100,625 sf build to suit for Vulcan Hart, an operating division of Illinois Tool Works - NYSE: ITW. The building will sit on a 15-acre site, which will also accommodate an additional 100,625 square foot expansion in the future.
Illinois Tool Works, a Fortune 200 company, is a diversified manufacturing corporation that is considered the world's largest single brand manufacturer of commercial cooking equipment. ITW will start with approximately 100 employees to staff the new facility.
Trinity Partners Project Management Group will manage the construction project for Trinity Capital Advisors. Construction completion is scheduled for the Summer of 2004. The building will be designed by Merriman Schmitt Architects and the general contractor will be InterCon Building Corporation.
• 4205 Westinghouse Commons Boulevard -
Industrial Building Acquisition

In February of 2004, the principals of Trinity Capital acquired the 123,020 sf Westlake Commons building in Westlake Business Park, a 300-acre business park with over 2,000,000 sf contained in 21 warehouse buildings. This single tenant building will be fully occupied by General Dynamics' Armament Division, which relocated to Charlotte in 2004. The building will serve as a research & development and production facility for General Dynamics.
Westlake Business Park is located on Westinghouse Boulevard, in the heart of South Charlotte's industrial district. Existing tenants in the park include Wilton Connor Packaging, Schaefer Systems, Boston Gear, US Cotton, and many others. 4205 Westlake Commons Boulevard was originally developed in 2001 by Centex Commercial Development, prior owner of Westlake Business Park.

Industrial Land Acquisition

In February of 2004, the principals of Trinity Capital acquired the remaining undeveloped land in Westlake Business Park, a 300-acre business park with over 2,000,000 sf contained in 21 warehouse buildings. Trinity will have 58 acres of undeveloped, improved land to offer to industrial users in the South Charlotte area considering sites for build to suit industrial facilities. Westlake Business Park is located on Westinghouse Boulevard, in the heart of South Charlotte's industrial district. Existing tenants in the park include Wilton Connor Packaging, Schaefer Systems, General Dynamics, Boston Gear, US Cotton, and many others.
Originally developed in 1987 by Lomas & Nettleton, Westlake has enjoyed tremendous success over the years as an industrial business park development. Westlake was most recently owned by Centex Commercial Development, who acquired the park in 1994.

Industrial Building Acquisition

In July of 2003, the principals of Trinity Capital acquired a 105,000 sf, multi-tenantable warehouse located in the heart of South Charlotte's industrial market. After moderate renovation of this facility, which was previously owner occupied, Trinity will lease this front load building to up to four tenants.

In October of 2002, the principals of Trinity Capital initiated a 37,800 sf industrial development anchored by a 12,000 sf anchor tenant. The building will be completed by February 2003, and approximately 25,000 sf will be available for future industrial tenants.

Status: PROJECT COMPLETED
In September of 2002, the principals of Trinity Capital initiated a 25,000 sf build to suit for an industrial user in Lindbergh Business Park on principal owned land. This building will be completed in early 2003, and will be sold to the occupant.

In February of 2001, the principals of Trinity Capital initiated a 39,200 sf speculative industrial development in the Interstate 85 submarket of Charlotte. The building is situated on three acres, has a clear height of 20’, bay depths of 140 feet, bay sizes of 5,600 square feet, and is currently 100% leased.
