Hearst signs lease at Toringdon 7 as Class-A building completes construction

Trinity Capital Advisors is pleased to announce the newest tenant to join Toringdon 7 in Toringdon Office Park at I-485, Johnston, and Community House Roads in Ballantyne / South Charlotte. Hearst, a leading global, diversified media, information and services company with more than 360 businesses, has leased the top three floors (77,141 SF) in the eight-story, 198,832 square foot building. They expect to occupy the space in early 2020. Mark Ayers with Savills represented Hearst in the transaction. Trinity Partners’ Rhea Greene and Jennifer Kurz represented the landlord, Trinity Capital Advisors.

Toringdon 7 is the Park’s final building, and the largest and tallest in the Park, with excellent visibility from I-485, Johnston Road, and Community House Road. The 198,832 SF, eight-story office building features nearly column-free floorplans, floor-to-ceiling windows, and a 4.5 per thousand parking ratio. Additionally, there’s a pocket park immediately adjacent to the building. The Class-A building was designed by Gensler, with Brasfield & Gorrie as the project’s general contractor, and D&A Wolverine as the civil engineer. Toringdon 7 was completed August 2, 2019.

Toringdon features six other buildings (Toringdon 1 – 6) in addition to Toringdon 7. The Park has been a part of Trinity Capital’s portfolio since 2012, when the firm acquired their first two assets in the Park, Toringdon 4 and 6. After acquiring the remaining four buildings and bringing the entire Park under single ownership, the firm invested in meaningful capital improvements including a full-service fitness center and pocket park, steadily increasing occupancy as the submarket’s popularity continued to grow.

It’s home to respected firms like Blue Cross Blue Shield, TIAA-CREF, Selective Insurance, Coldwell Banker, Deephaven Mortgage, (who recently expanded form 21,000 sf to 50,000 sf, represented by Savills’ Cristy Nine) Harsco, Keller Williams, Novolex, Pepsi, and Regus. Trinity Partners handles the leasing and the property management duties for the entire park.

Notable Charlotte favorites like Midwood Smokehouse, Viva Chicken, and Gabba Green are thriving just steps away from the office park at Toringdon Circle and Toringdon Market, and additional retail and restaurants in the popular Ballantyne submarket provide tenants with myriad shopping and dining options. Toringdon’s 4,000 SF tenant fitness center and under-construction training/conference center, next to the pocket park and urban green space, The Green. Beacon Investment Management Group opened Hampton Inn Hotel in 2017, a 120-room, six-story hotel directly across from a new 245-unit apartment community, The Lowrie.
