Acquisitions
Trinity Capital has two primary investment strategies:
- Value-Add Strategy
- Sale-Leaseback Strategy
Value-Add Strategy
Over the years, the principals of Trinity Capital have acquired, repositioned, and sold millions of square feet of office and industrial assets for institutional clients, partners, and our investors. When acquiring office and industrial properties, we look for opportunities that involve lease up, redevelopment, or repositioning of the asset where our leasing and management expertise will add significant value.
When evaluating an acquisition, hundreds of factors must be considered in order to create a successful real estate investment. Our operating and asset management expertise are applied to the asset throughout the life of the investment, maximizing the 'value add' from acquisition to disposition.
| Our investments are characterized by: |
| • |
Fundamentally sound real estate investments in proven markets |
| • |
Efficient floor plans, little or no functional obsolescence |
| • |
Well located, with acceptable leasing or rollover risk |
| • |
Asset values at a discount to replacement cost |
| • |
Opportunity for additional value creation through development or redevelopment |
Sale-Leaseback Strategy
Trinity Capital Advisors has formed a platform to acquire owner-occupied, long-term net-leased real estate assets from companies seeking to raise capital though sale-leaseback transactions. The new platform is focused on acquiring industrial assets in the Southeast in the value range of $3 million to $50 million.
| The goal is to acquire quality assets while providing capital to companies that need to: |
| • |
Recapitalize |
| • |
Make strategic investments for its core business |
| • |
Fund an acquisition or management buyout |
